Description

The first auction of this subdivision was on the 25th of September 1886, this the second a week later on the 2nd of October and the third is on the 9th of October. Initially the “Upset” price (the reserve price) was 6s (60 cents) a frontage foot. For the 3rd sale that has been dropped to 5 shillings (50 cents). The subdivision starts on the south east corner of Railway Avenue (now Queens Avenue) and Royal Avenue and heads west to the eastern side of Victoria Avenue and then heads south to to capture both sides of St James Avenue. It takes in many avenues along the way –  Windsor, Balmoral, St James  and Osborne.
